Program: Residential
Zaha Hadid Architects have designed two prototype villas for a site overlooking the historic city of Dubrovnik, Croatia.
The concept, called "Rock"(above) and "Shell" (above) have been developed to help define the architectural style of the town, which eventually consist of 400 villas hotels and a golf course.
Design Concept:
The letter called for the design of two villas prototype of a new Golf & Spa Resort in Croatia with the old town of Dubrovnik. The total development of 400 villas, two 5-star hotels, luxury apartments, retail facilities, a spa and golf 18 holes including a resort golf clubhouse. Recently developed a master plan determines the scope and size of plots, ranging from 12,000 m2 to 20,000 m2. The site of the villas prototype is on the edge of the plateau with scenic views. The villas prototype design should define the architecture of the town.
Site
The development area is located north of Dubrovnik, declared a World Heritage Site.
The land consists of 430 hectares and is located on a high plateau about 300 meters to 400 meters above sea level north of the Old City of Dubrovnik. At the southern end of the project site, the land slopes steeply to the sea. The land also slopes slightly from west to east. The high level of site allows magnificent views in all directions. To the south, the owner will enjoy sea views and views of the Old City of Dubrovnik. Heading north you can enjoy the mountain and overlooking the picturesque landscape.
Rock Design Concept Option
Zaha Hadid Architects proposed architecture is a distinct and unique structure, with a strong sense of identity and character. It has a highly expressive, sculptural quality, imbued with a sense of light and space. Light and views are the driving forces behind the house.
The design is inspired by the Croatian karst topography. Typical elements karst as steep cliffs, caves, sinkholes and cave are taken by our design. Metaphorically speaking, the structure appears as a rock, which is partly sunk into the ground.
The seven-room house was designed as a three-tiered structure keeping low profile buildings in solidarity with the surrounding landscape and the old city of Dubrovnik.
The building is located on the edge of the slope to maximize views. The park and garden to the north will be used as a recreational area and buffer zone of the existing village and semi-public way.
Shell Design Concept Option
Zaha Hadid Architects design offers long views to internal and relates to the surrounding landscape. The prototype of this luxurious private residence has been developed in response to the program, the landscape and views. The house was designed to be light and airy, with sliding doors giving access to outdoor terraces and patios.
The private residence elongated curved shape of the building is inspired by the roof structures, as found along the coast of Croatia.
